OVERVIEW

Owned by developers, 128 Albert Street had an inefficient building core. Work with it or remodel it? The potential of the rent, the tenant covenant and the voids, and resultant investment value, rested on the answer to this very question.

Asked to create a memorable impression, our occupier strategy team saw that the building core could be dramatically improved for both landlord and tenant benefit supported by a complementary, multi-channel marketing strategy.

Refined Industrial, Subtly Bold’ – The solution celebrated the character of what was formerly a bonded wine warehouse by exposing and breathing life back into its features, to create a truly exceptional creative space in the centre of Camden cool.  The results were an open, well-proportioned, ordered and flexible office space that has attracted impressive tenants including Conde Nast Publications.

The client was able to set a premium rental price per sq ft for the area which led to the building achieving the highest rent levels in Camden.
